This is my first project, done as a demo for a friend. I have packed this as a special exe. so please report whether its running or not. Please report any problems....
The app and its model are under development....my aim is not high end hardwares...i am not using shaders....
It is a small commercial product to be launched in india(esp kerala state),since we have a lot of big builders in great competition and they need some innovative way to display their architectural products...
In kerala most of the pcs have only onboard graphics...so i choose the highest available techs for the lower pcs...
I am also planning a high end version...for presentations....
I get a solid 60 FPS here, but this is a fast PC (3ghz quad core x64 with GeForce 9500GT) and vsync is enabled. I'll try on my slow laptop later.
Great textures, I love the lightmaps and the spheremap mirrors are cheap yet pretty effective.
I have one suggestion: you can pass a parameter to the FPS cam to disable vertical movement, it will stop it from jumping around when you're moving forward and looking up.
Edit: The app crashed the second time I ran it, caused Steam to open loads of windows that it wouldn't usually open. Not sure what would cause this, I've never seen an Irrlicht app show this kind of bug before.

What do you mean by:
reflections are all fixed pipelinne....give just care to make good reflection texture....
Could you please elaborate a bit more? Do you mean for the other elements in the apartment? The cubic mapping effect? I'd also be very interested in knowing how you got those too, if it's not too much asking
Love the GI, did you use Giles to lightmap it? Great work on both the modeling/texturing and lighting part! Quite motivating.

I did understand the trick of the transparent flor, hehehehe, It's how I do it and it's how it was done in PS2 before shaders became widely used on systems that supported them

U are so great in this area, I have a question.
I want to know if the core engine is a Irrlicht game engine and if so how u imported ur models and meshes into the game engine?
U know I don't know too much about game engines, but in my last project I need to create a 3d interactive environment, It is not necessary to be very sophisticated. Do you think it is possible for me to create my environment in 3ds max and import it inside this game engine.

Hey man, this is very nice. The performance is excellent, it ran great on my mostly antiquated machine. The slowest I could get it to run is 79 FPS with about 28,000 tris. My machine is as follows:
Intel P4 2.39Ghz
768MB DDR RAM
512MB ATI Radeon X1650 AGP PRO (Running in AGP 4x Mode)
I think it's funny that I am getting better performance than some of the speed machines that are in this thread XD
