I thought of using it but with any plans on selling a game it is extremely not worth even playing around . The license to sell a commercial game is ridiculously expensive. think it was $7500 USD...

You are correct.
And Mel, it's nothing new, you can "play" with everything that fully licensed developers do, except the source code. Really the only new thing Epic Games has done is dropped the $40-$60 fee you had to pay before to buy UT3/GoW1. And since Gears of War 2 was never released on PC, this new UDK is actually the updated version with Lightmass and the flocking AI, etc.
