That doesn't necessarily mean that someone will actually pay even 1% of that for the domain, it's just bogus marketing statistics.

well yes, not everything is going to be actually interesting to a buyer. but just from the fact that one of the sites I work for is generating about the same offer from this as was actually appraised for when the owner had considered just selling it means it is a fairly good estimate at least some of the time
