Seems that the UE folks join to the fashion of leaving a "free for non commercial projects" version of their unreal engine 3.
I don't know to which point does the engine leave functionality to "play" with it, but i think these are pretty interesting news

I'm pretty sure now they just want a 25% cut for anything that makes over 5000 USD.

And Mel, it's nothing new, you can "play" with everything that fully licensed developers do, except the source code. Really the only new thing Epic Games has done is dropped the $40-$60 fee you had to pay before to buy UT3/GoW1. And since Gears of War 2 was never released on PC, this new UDK is actually the updated version with Lightmass and the flocking AI, etc.
